Beaumont is highly selective of the market sectors it invests in as well as the teams it invests with. The firm’s process starts with intensive research in order to identify markets where underlying fundamentals or shifts create compelling platform opportunities. Beaumont then seeks strategic operating partners with a proven track record of successful investing, in-depth local knowledge, a large relationship network, and shared vision and values.
Investing through platforms often generates proprietary deal flow as each platform aims to become a leader in its sector market. Once platforms reach a critical mass with dedicated management, they offer a range of exit opportunities, both for the underlying assets and the platform itself. Operating partner interests are aligned through a co-investment and incentive compensation structure that rewards superior performance.
Beaumont is currently targeting investments in advantageously structured senior mortgages, mezzanine debt, and preferred equity opportunities, often with equity participations, designed to generate compelling returns with an emphasis on maintaining strong downside protection.
Beaumont is also focused on the formation of programmatic investment partnerships in both preferred and common equity positions in order to aggregate a large and diversified portfolio of quality residential assets in carefully selected target markets. The strategy includes both ground up development and thematic property acquisitions in order to generate both long-term asset appreciation and strong current income.
